J&F Construction Co. is a registered general contractor in Austin, Texas, building residential and commercial projects across the metro. We pull our own permits, carry every trade on one contract, and stay on the job from the first site walk through final inspection.
Our Mission
Construction goes wrong in predictable ways: a scope nobody wrote down, a budget that was a guess, and a schedule that nobody owned. We built J&F around fixing those three things. You get a real scope, a line-item number, a schedule with dates on it, and one general contractor accountable for all of it — whether that's a custom home, a gut rehab, or a commercial build-out that has to open on a lease date.
How We Work
We Pull the Permits
Registered general contractor in Austin. The permit is under our name, and we manage plan review comments and the inspection schedule.
Residential and Commercial
Custom homes, ADUs, and gut rehabs on one side; tenant improvements, core and shell, and industrial on the other. Same contractor, same standard.
Scoped Before It's Priced
Line-item estimates against a defined scope, with written allowances. Renovation contracts carry a stated contingency instead of pretending old buildings hold no surprises.
Change Orders in Writing First
When we open a wall and find something, you get photos, a scope, and a number before we proceed — not a line item on the final invoice.
One Point of Contact
We carry the subs, the inspections, and the punch list. You are not coordinating six trades and an inspector yourself.
Straight Answers
If a building isn't worth renovating, or a schedule isn't achievable with the permit path in front of us, we say so at the site visit.
