What we build in Austin
The services homeowners, investors and businesses in Austin ask us for most.
Permits and jurisdiction in Austin
Permits run through the City of Austin Development Services Department. Austin review takes longer than the surrounding cities, and that sits on the critical path of every job here. We build the review window into the schedule up front instead of discovering it in month two.
Building stock in Austin
Central Austin is largely pre-1980 housing stock. That brings cast iron drain lines at the end of their service life, electrical panels sized for a different era, foundations that have moved with the clay, and additions framed by somebody's brother-in-law in 1978. We scope against the actual condition of the house rather than against what the listing said.
Austin is also where our ADU work concentrates. The city's rules on second dwelling units are more permissive than most of Texas, which is why a garage conversion or a detached unit pencils out on an Austin lot when the same project would not elsewhere.
On the commercial side we build out office, retail and medical suites inside existing shells across the city, and the constraint is almost always the same one: the lease starts charging rent on a fixed date, and the permit and inspection path decides whether you open before it does.
