A renovation that moves walls is a different animal from a cosmetic refresh. Once you are touching structure, you are into engineering, permits, inspections, and often a temporary relocation — and the projects that go badly are almost always the ones that were priced as if none of that existed.

We scope renovations against the actual condition of the house. Older Austin housing stock hides things: knob-and-tube, undersized panels, cast iron drains, foundations that have moved, framing that was never sized for what someone added in 1978. We open enough up front to know what we are dealing with, and we put the contingency in writing rather than discovering it halfway through.

Additions get the same treatment. Second stories and rear additions need a structural engineer, a foundation that can take the load, and a plan for tying the new roof and envelope into the old one so it does not leak in year three. We coordinate the engineer, carry the permit, and sequence the work so the finished result reads as one house rather than a house with something stuck to it.

Because we are a general contractor rather than a trade specialist, we can take the whole thing — structure, MEP, envelope, and finishes — on one contract with one schedule.
